I had Jason King from Bolt Down the Bay Area come to my house to address some foundation issues that were identified in my foundation report. Some uneven settlement over time had resulted in hairline vertical cracks forming in several places, and one of the support piers was now floating unloaded. Jason came out and gave me a very detailed estimate, with price breakdowns of all the parts he would use. Jason helped me understand why the various cracks and shifting had occured; the mudsill bolts were installed wrong in several places, so they had been stressing the foundation for years.

The cracks werereinforced with mild steel plates bolted into the concrete, and the defective mudsill bolts were bypassed with Simpson StrongTie Universal Foundation Plates. The floating pier was likewise strongly bolted to its concrete base, and bolted to the formerly floating crossbeam.

When the work was being done, Jason made a point to keep my house as clean as possible. He took lots of before and after photos, so I could clearly see each repair made. His final invoice was lower than the estimate, as he did not charge me for the foundation plates he did not use. Very professional.

My job just completed and I would give this crew 6 stars if I could.  This crew got into my 19" very tight fit of a crawl space, crawling through dirt like talcum powder and did not emerge until they were done.  Having worked with a lot of trades people I'd put them up at the top of those that impressed me.  I have nothing negative to say, these guys demonstrated these attributes from start to finish.

 I looked at, investigated, checked out and or called all of the East Bay seismic retrofitters and they would not come over the hill to tri valley or they had sketchy reviews, complaints or didn't feel right.  These guys came down from Santa Rosa this morning, in the rain, through commuter hell and were here on time, ready to get to work with smiles on their faces.

My home had already been shear-walled and foundation bolting years ago, but a city inspector recommended step #3:  anchoring the flooring joists to the cripple walls.  Based on a recommendation from our local Nextdoor postings, I contacted Bolt Down the Bay, and Jason responded quickly.  My aim was to get 3 quotes, but due to the travel calendar, and the difficulty coordinating with other contractors, I settled for 2, and BDTB was the more affordable.

Communicating with Jason was very satisfactory throughout the entire process, and he addressed all my questions very professionally.  He provided a quote within a few days, got the work done on time, and provided photos pointing out areas to watch over time as the earth below continues it gradual shifting.

Jason and team have this process down to a science.  After receiving an Earthquake Brace+Bolt grant approval for seismic retrofitting of my single story/cripple wall home, I was excited and started contacting a laundry list of contractors.  After weeks of flimsy response times and overblown estimates, it seemed like very few companies were interested in a job of this scope, along with its tangle of bureaucratic requirements.

With the deadline looming, Jason responded on the same day I called and quickly set a gameplan to provide a competitive estimate and meet the program deadlines.   He took care of almost all steps of the process from documenting before/after work, submitting plans and photos on the EBB website on my behalf, obtaining the building permit, and meeting with the inspectors.  Work was completed by their friendly crew in two days, despite some tricky negotiations with the Emeryville permit office which doesn't see a lot of residential work.  Jason took the time to meet onsite multiple times, even in the midst of managing a number of jobs around the Bay Area.

The finished product looks great and I was surprised to find my house perceptibly more stable when walking from room to room. Highly recommended for a great partner in taking advantage of this important public safety grant program.
